We follow the guidelines of the lease agreement. Rent is due on or before the first of each month. Payments made after the 5th day are considered late. On the 6th day, a $50 late fee will be imposed. After that, an additional $10 is charged daily until the balance is paid in full. We value open communication with our tenants. If unforeseen circumstances impact their ability to pay, they should inform us as soon as possible.

If a tenant fails to communicate their situation to us, we contact them on the 6th to inquire about the expected date of the rental payment. If no response is received, a 5-day eviction notice is posted on the 7th. Our approach is to be firm but fair. For instance, if a tenant tells us they will submit a payment on a specific date and then miss that deadline, we issue a five-day eviction notice on the following day.

Your vacant unit will be effectively advertised on Facebook and other popular platforms. We’ll help attract the right tenants to your property.

Properties are inspected annually to ensure they’re in good condition. We also address areas prone to damage that require fixing. Quarterly inspections are available for an additional fee.

We have a straightforward one-page contract that is on a month-to-month basis. While we’re confident our services will exceed your expectations, we never want to limit you. In the unlikely event you’re not satisfied, we ask that you give us a 30-day notice and we’ll ensure a seamless transition to your new management company.
